Property Management & Service Packages |

Having purchased a property in the Alanya area of the Turkish Riviera either as an investment property, or a holiday home, we are confident you would like to ensure that whatever it's use the substantial investment you have made is well maintained and looked after on your behalf. We have set up different options priced at a monthly retainer, paid either quarterly or annually. A combination of the Property Management Package with one of the Service Packages should completely satisfy your requirements. The options suggested can be tailored for each client so if there is anything else you would like to include in an option pack please ask us. Some of the services (marked with *) are invoiced only when used, and the bills forwarded to you for payment. Property Management Package: However you decide to use your property, we have created three packages, designed to assist with visitors. Long Term Rental Sevice Package: |

Property Management Package |
|
1. A minimum of 12 property inspections per year. During each visit we will check that the property is in good state inside and out. Doors, shutters and windows will be looked at, as will gutters and down pipes. Inside, we will check for leaks or any other visible problems. We will e-mail a brief report after each visit.
2. Inspection following adverse weather. We will provide a detailed report with photographs if any work is required.
3. Arrange for maintenance/repairs at owner's request & cost.
4. A full inventory will be prepared on first visit.
5. Secure key holding - allow access for any maintenance / cleaning to be supervised at all times.
6. Removal of mail from letter box and sort to remove junk mail. Either left in the property or forwarded to your residential address. ( as arranged with owner )
7. We can arrange insurances on accommodation. ( Public Liability etc. )
8. Villa closing for the winter: isolating outside water taps and draining of water system (if necessary and accessible.) Draining of central heating system by agreement.
9. Garden maintenance can be arranged
10. Pool maintenance can be arranged
The charge for the above Property Management Package is dependant on the size and location of the property, an average charge would be between 35 and 50 Euros per month.

Holiday Rentals Option |
|
The following services can be provided to the owner's clients. 1. * Airport Transfers arranged.
2. Car rental or minibus hire arranged. Payment to be made locally to the rental company.
3. Directions to properties and keys made available.
4. Meeting clients to ensure they are satisfied with the accommodation. To show them how all electrical appliances work and answer any questions they may have.
5. An inventory check will be performed on arrival and departure. The inventory list will be signed by both parties.
6. Clients will be informed of any rules or regulations set by either the owner or complex management.
7. Meter readings for electric and water, where applicable, will be taken before and after occupation.
8. Collect and bank all monies owing.
9. Provide clients with a telephone number for any problems encountered.
10. * Ensure that the property is cleaned and ready for client's arrival: linen changed, beds made, bath towels and hand towels, tea towels, washing up cloths and scourers provided fresh for each new arrival. Sufficient linen to enable this to be provided by the owner.
11. * Bed linen and towels are changed, bathrooms and sinks are cleaned weekly. Sufficient linen to enable this to be provided by the owner.
12. * A welcome pack can be left for each new arrival and will contain: tea bags, coffee, sugar, milk, bread, butter, orange juice, and water.
13. Keep the owner informed of any breakages or damage which occurs during or after client's departure. (Email with photographs)
14. Arrange for repair/replacement of damaged/broken items at owner's request.
15. * Ensure all linen is washed and dried after each client's departure.
The charge for the above Holiday Rentals Option is dependant on the size and location of the property, an average charge would be between 30 and 50 Euros per month.

Owner's Use Option | |
|
1. * Airport Transfers arranged.
2. Car rental or minibus hire arranged. Payment to be made locally to the rental company.
3. Given sufficient notice of your visit ( normally one week minimum ), we will ensure that the apartment is cleaned and aired, the beds made, towels set out, the fridge, hot water and heating (if applicable) on, and we will do a shop for some of the basics.
4. On completion of your visit, we will close the apartment/villa down (it will be cleaned, the fridge emptied, the laundry done, heating and hot water switched off and the apartment/villa secured).
5. Provide owner's or guests with a telephone number for any problems encountered.
6. The price is applicable for four complete interventions each year.
The charge for the above Owner's Use Option is dependant on the size and location of the property, an average charge would be between 20 and 40 Euros per month.

Property Cleaning | |

Depending on the size and location of the property, pre-arrival cleaning will average 50 Euros. | |

Linen Services |

Laundering of up to 10 sheets, 10 pillow cases, 10 bath towels and 10 hand towels etc. an average of 35 Euros. | |

Welcome Packs |
|
|
The standard pack will contain:- tea bags, coffee, sugar, milk, bread, butter, orange juice, and water. Additional items on request. | |

Airport Transfers |
|
|
Airport Transfers can be arranged, from and to Antalya, at a cost of 60 Euros each way for up to 4 passengers, a cost of 80 Euros each way for up to 7 passengers, more than 7 passengers a rate will need to be agreed between the client and MY DREAMHOME. | |
|
Unscheduled visit requested by client/owner |

We will respond to a telephone request for someone to attend the property to resolve a property issue (e.g. appliance failure) | |

Car rental or minibus hire |
